The steps to buying your new home

    Register with us

    We are based locally so we have excellent local knowledge and we can recommend the best schools, transport links, shopping areas and much more, even if you are new to an area.

    Find your dream home

    We can help you find your dream home whether you are a first time buyer or have bought a home before.

    We go through your requirements in detail and recommend a specification that would be suited to your needs. We search for properties that match your requirements and send you the details including any available pictures.

    We then arrange viewings for the properties that you are interested in seeing, it is always better to view as early as possible as the best properties sell quickly.

    Arrange a mortgage

    At this stage, we recommend that you put in place an Agreement in Principle and our advisors can help you find the mortgage that is most suitable for your financial circumstances.

    This helps fast track your mortgage application and is also a big plus point for your vendors.

    Viewing the chosen properties

    We arrange the viewing for the properties you are interested in and we are happy to accompany you to the viewing to offer our assessment of the property.

    Make an offer

    Now that you’ve chosen a property that matches your requirements, we make a verbal and written offer to the seller.

    Any offer made at this stage is still subject to contracts being signed and exchanged and there are no legal obligations at this point.

    A solicitor or conveyances needs to be instructed to handle the legal paperwork, communicate with the vendor’s solicitor and to arrange searches.

    We recommend a conveyancing panel who operate on a fixed fee with no hidden costs. Our panel have extended hours to offer you the flexibility you need and also offer a No Sale – No Fee service.

    Sale agreed

    Once your offer has been accepted, your solicitor will need to be instructed to proceed with the process. Your mortgage advisor will also need to arrange a survey of the property and will need to proceed with your mortgage application.

    Draft contract

    Your solicitor will receive a draft contract from the seller’s solicitor and they will then need to raise preliminary enquiries. They also need to prove Title ownership of the property and this is done by carrying out a Land Registry search.

    In order to check for any local issues and any planning permission consent granted (if applicable), your solicitor will carry out a search through the Local Authority. Any queries arising from this are sent to the seller’s solicitor for clarification.

    Survey & valuation

    Your lender now needs to verify the current value of the property and also check for any structural issues with the property. This requires a survey and you can request a more detailed report at this stage should you require it.

    Contracts approved

    If your solicitor is happy with the results from the preliminary enquiry, searches and survey, they will then approve the contract.

    Formal mortgage offer

    Your solicitor will receive a formal mortgage offer from your lender for you to sign. Once this is returned to the lender, your mortgage is in place and you can now exchange contracts with the seller.

    Exchange of contracts

    Once the contracts are exchanged and signed by both you and the seller, the deposit is transferred to the seller (usually by telegraphic transfer or bankers draft). The transaction is now legally binding and completion dates are set at this point.

    On the completion date, the balance is transferred from your solicitor to the buyer’s solicitor. Your solicitor will notify you once they have completed and you can then move into your new dream home.
